Seller’s Inspection

When you’re selling your home, the last thing you want is to have a buyer back out or negotiate a lower price because of surprises that come up during their own inspection. By getting an inspection ahead of time, you can identify potential defects early, allowing you to address them before listing.

11 Month Home Warranty Inspection

An 11-month home warranty inspection is a proactive checkup I recommend for homeowners who are nearing the end of their home warranty period, typically one year after purchasing the home.

Repair Verification Inspection

A repair verification inspection is an important service I offer to ensure that repairs requested by the buyer have been properly completed. After the seller agrees to make certain repairs, I’m called in to verify whether those issues were effectively addressed and fixed to a satisfactory standard.

Walk-Through Buyer Consultation

A walk-through buyer consultation is an invaluable service I offer for potential buyers who are viewing homes they are interested in purchasing. Unlike an official home inspection, this consultation is not a comprehensive evaluation, nor is there a formal inspection report provided.

Indoor air quality Test

Protect your home and health with a professional mold inspection! Mold can thrive in hidden areas, causing serious damage to your property and posing health risks to you and your family. Our expert mold inspection services provide a thorough assessment of your home, identifying visible and hidden mold growth, moisture problems, and potential sources of contamination.

Water Quality Test

A water quality test is crucial for homeowners to ensure their water supply is safe, clean, and free from harmful contaminants. Even if your home is connected to a municipal water system, issues like old plumbing, chemical runoff, or water treatment inconsistencies can compromise water quality.

Sewer Scope Inspection

A sewer scope inspection is a thorough examination of a home’s sewer line using a small, specialized camera attached to a flexible cable. This camera is inserted into the sewer line through an accessible point, typically a cleanout, and sends a live video feed that allows me to assess the condition of the pipes.

Pre-Drywall Inspection

A pre-drywall inspection is a crucial step for new home buyers during the construction process. It takes place after the framing is completed but before the drywall is installed, providing a unique opportunity to inspect the home’s structure and systems before they’re sealed behind walls.

Rental Property Inspection

Energy Raven is a home energy assessment that helps you see how the home uses energy and where you can save. A Raven Report is offered with your home inspection and helps make sure there will be no surprises when it comes to life in your new home.

Commercial Property Inspection

A commercial property inspection is a critical step in ensuring the condition of a property before buying, leasing, or maintaining it. I offer comprehensive inspections that go beyond the basics, providing a detailed analysis of a property’s condition and pinpointing any issues that could affect its value or safety.

Radon Testing

Radon is a colorless, odorless radioactive gas that naturally occurs from the breakdown of uranium in soil, rock, and water. It can seep into homes through cracks in foundations, walls, and floors, accumulating in enclosed spaces. Long-term exposure to high levels of radon can significantly increase the risk of lung cancer. The U.S. Environmental Protection Agency (EPA) recommends testing all homes for radon.

The Best Modern Report in the Industry

Our Spectora reports can be viewed on any device!

While 4D Inspections encourages our clients to walk through the home with us, we understand that you may be too busy, and may not have time to do so.

Regardless of whether or not you attend the inspection, we will compile a comprehensive Spectora report, which includes all of the information you need to determine the condition of the home.

We will deliver our report within 24 hours of the conclusion of your home inspection, so that you can quickly access a full overview of our findings – and discuss them with us and your agent.

Home inspections generally take 4 to 5 hours to complete. The duration of a home inspection depends on many factors such as the size of the home, the condition of the home, and the ability to access certain areas of the home (roof, crawl space, attic, etc.).

Although it is not necessary, we do recommend that you attend the inspection so you can ask questions and learn more about the home. You will learn a lot from the inspection report, but we always encourage you to attend! If you can’t please participate in the Inspection Discovery Discussion with us!

It is important to note that no house is perfect, and an inspection is not a pass or fail event. At the end of the home inspection process, we will provide a detailed report that describes the physical condition of the property, with images and videos highlighting what may need repair or replacement along with a recommendation on what to do about each discovery.
